In my spare time, I enjoy staying active and social by playing football and badminton with friends in my local town. I also go for a long walk. I find that taking long walks while listening to music is the perfect way to clear my head and recharge.

During a leasehold flat sale, the Leasehold Management Pack (LPE1) stated the ground rent was zero, as the lead freeholder had historically never demanded payment from the flat owners who shared the freehold title. However, the original lease explicitly stipulated an annual ground rent of £250. To rectify this conflict, the buyer’s solicitor requested a Deed of Variation to officially reduce the ground rent to a peppercorn rate.

Because the freehold was shared among all four flat owners, the lease could not be varied individually; it required the unanimous consent and execution of all four shareholders.I successfully resolved the issue by liaising with the lead freeholder’s solicitor to coordinate approval among all four flat owners. I managed the parties effectively, explaining the legal necessity of aligning the lease terms with the actual practice on the ground.

I successfully secured the fully executed Deed of Variation from all four shareholders, satisfying the buyer’s enquiries and bringing the matter to a successful completion.
